Advice
There are three main parts to the planning system:
Development Planning
Development Management
Enforcement
Porter Planning has in-depth knowledge of the legal processes involved in each of these areas across the UK. We can offer clear, site-specific planning advice tailored to your needs.
Appeals
If planning permission is refused at a local level, Porter Planning can assess and advise on your chance of success with an appeal to Scottish Ministers.
Should you decide to proceed, we provide expert guidance and full representation throughout the appeal process, whether it involves a Written Submission, Hearing, or Public Inquiry, ensuring your case is effectively managed every step of the way.
Appraisals
Before committing to buy land or property, Porter Planning can provide clear and honest advice on your chances of getting planning permission.
Our planning appraisal outlines key issues, site constraints and opportunities, with guidance on the best way to secure planning permission if the proposal is worth pursuing.
This appraisal can then support your due diligence process
Engagement
Engaging stakeholders before submitting a planning application is crucial. Porter Planning will explain the legal consultation requirements for ‘Major’ and ‘Local’ applications and advise on extra engagement steps to support your proposal.
We have led many engagement plans and events to keep local communities and key stakeholders informed and involved throughout the process.
Applications
Porter Planning can manage the full planning application process for you. We coordinate specialist consultants to prepare all required drawings and documents, ensuring a complete and thorough submission to the relevant planning authority.
Once submitted, we lead the process through to decision, working closely with the planning authority and key stakeholders.
Representation
Planning authorities base decisions on adopted development plans, so early involvement from landowners and developers during the consultation stages of Strategic and Local Development Plans is encouraged.
If your proposal doesn’t fully align with current planning policy, Porter Planning can guide you through the process and help build a strong, well-reasoned case. Aligning your proposal with the existing development plan can help to streamline the application process.
